# Terms of Use

These terms apply to your use of southfloridamoldhelp.com (the “site”) and of our home visit, operated by Loadr Solutions LLC, doing business as Broke and Fixed Home Solutions (“South Florida Mold Help”, “we”). By using the site, you agree to them. If you do not agree, please do not use the site. Last updated: October 5, 2026.

## What South Florida Mold Help does

We publish general information about mold and water damage in South Florida and help property owners with the steps that follow a mold concern. When you ask for help, a member of our team visits your property, looks at the affected area with you and explains the process. If mold is suspected, we recommend a mold assessment by an independent mold assessor licensed in Florida and help you schedule it. If the assessor's results call for remediation, we sell it under a written agreement with you; the work is performed on our behalf by a mold remediator licensed in Florida, following the assessor's recommendations. After remediation, we recommend a follow-up check by an independent mold assessor.

## What we do not do

Our home visit is a visual walkthrough, not a mold assessment. Our team may point out visible signs such as stains, water damage or a musty smell, but it does not take samples, test for mold, determine the type or extent of mold or write a remediation plan. Only a licensed mold assessor can assess mold. South Florida Mold Help does not perform or offer mold assessments, and our company does not hold a mold license: in Florida, mold licenses belong to individuals, and the remediation we offer is performed by an individual licensed as a mold remediator. Repairs and rebuilding after remediation are not included unless your written agreement says so and a properly licensed contractor performs them.

We do not adjust insurance claims, interpret insurance policies or negotiate with insurers, and we do not give legal or medical advice. Our home visit is not offered in exchange for filing an insurance claim.

## The assessor and the remediator

The mold assessor is an independent business, not affiliated with us. You hire and pay the assessor directly under the assessor's own written agreement, and South Florida Mold Help is not a party to it. We do not pay the assessor, and the assessor does not pay us. The assessor alone is responsible for the assessment, its results and its price.

The remediation you buy from us is governed by our written agreement with you, which sets out the scope, price and schedule before any work begins. The work is performed on our behalf by a mold remediator licensed in Florida, following the independent assessor's recommendations.

Florida licenses mold assessors and mold remediators as individuals. You can check any license with the Florida Department of Business and Professional Regulation at myfloridalicense.com.

Questions about the assessment go to the assessor. Questions about the remediation you bought from us come to us.

## Costs and your choice

Our home visit is at no cost to you. The assessor charges you directly for the assessment. The price of any remediation you buy from us is set in our written agreement before any work begins. You are not required to buy remediation from us: the assessor's results are yours, and you may use them with any licensed mold remediator or seek other estimates at any time.

## What we cannot promise

We cannot promise that an assessor will be available on a particular date, what the assessment will find, or a particular response time. What we commit to for remediation is stated in our written agreement with you. We cannot tell you what an insurer will pay.

## Calls and messages

When you ask for a call, you agree to be contacted about your request as described in the consent wording on the form and in our Privacy Policy. You can stop contact at any time as the Privacy Policy explains.

## Information on this site

Articles, checklists and answers on this site are general information and cite their sources where possible. They are not an inspection, a diagnosis, legal advice or an insurance decision, and they may not fit your situation. ## Your responsibilities

Give accurate information, and submit a request only for yourself or with the permission of the person whose details you provide. Do not misuse the site, including by sending automated or false requests, copying the site in bulk or interfering with how it works.

## Content ownership

The text, design, illustrations and images on this site belong to South Florida Mold Help or are used under license. Government documents we link to belong to their publishers. You may share a link to any page and use the information for your own non-commercial purposes.

## Disclaimer

To the extent the law allows, the site and its information are provided “as is”, without warranties of any kind, including accuracy, completeness or fitness for a particular purpose.

## Limitation of liability

To the extent the law allows, South Florida Mold Help is not liable for the independent assessor's work, advice or prices, or for indirect or consequential losses arising from your use of this site. For your use of this site, where liability cannot be excluded, our total liability is limited to 100 U.S. dollars. Our responsibility for remediation work is set out in our written remediation agreement with you. Nothing in these terms limits liability that cannot be limited under the law.

## Governing law

These terms are governed by the laws of the State of Florida. Any dispute about them will be heard in the state or federal courts located in Miami-Dade County, Florida.

## Changes and severability

We may update these terms; the date at the top of this page shows the latest version. If any part of these terms cannot be enforced, the rest still applies.
